Lougheed Transit Corridor

Background


The Lougheed Transit Corridor is a key area in Maple Ridge that extends from the City’s western boundary to the Town Centre along Lougheed Highway and Dewdney Trunk Road. This area acts as a gateway to Maple Ridge and other cities in the region, with important transportation linkages to Pitt Meadows, Langley, and beyond.

The Lougheed Transit Corridor Study was initiated in 2018 to develop a new Area Plan that will guide the growth and development of the Lougheed Transit Corridor as Maple Ridge implements improved transit service and greater opportunities for local shopping, employment, and housing. This Area Plan will provide guidance on the use of land and what types of buildings could be developed in the future on properties within this area.

A concept for the Lougheed Transit Corridor Area Plan was brought to Council in December of 2021. At this time, the Area Plan received First Reading from Council. Since then, the City has been continuing to develop the Area Plan while processing new development applications in the Lougheed Transit Corridor that align with the community’s vision for this area. February 2024 Update


To help develop more homes faster, new Provincial Housing Legislation (Bills 44 and 47) has been introduced that will change the City’s development requirements for density, building heights, and parking near transit stations and frequent bus stops. As a result, the City must update the Lougheed Transit Corridor Area Plan to incorporate the new requirements set by the Province.

To expedite these required updates and ensure that new development in the Lougheed Transit Corridor aligns with the recently announced Provincial legislation and Bus Rapid Transit (BRT) service, the City is temporarily pausing new Rezoning Applications within the Lougheed Transit Corridor. This temporary pause will help minimize the number of revisions that new Rezoning Applications would be required to make as the new Provincial legislation comes into effect.
